Terms and Conditions

Contract and general terms

The contract is between you and the owners of St Flannans Cottage, Rory & Siham Brooks. Your booking is for holiday purposes only unless otherwise agreed in writing. The cottage is only let to those people specified on the booking form. No sub-letting is permitted.

Booking days
We no longer insist on Saturday to Saturday bookings as we find it cheaper and less congested travelling mid week. We might insist on trying to match up with existing bookings. First booking has a free hand. The minimum period, in season, is one week. Off Season Breaks (OSB) are available. The price for a 3 night break is 75% of the normal weekly rental. 

Arrival / departure times 
In order to ensure that we have time to prepare the cottage properly for the next guests, we request that guests leave the property by 10am and arrive after 4.30 pm. If it is not going to be a problem we will let you know. 

Booking fee
We do not charge a booking fee. We will confirm your booking upon receipt of the deposit.

Deposit
In accordance with Bord Failte recommendations we ask for a 33% deposit and the balance payable 35 Days prior to arrival date. In order to secure your booking, we require the deposit together with your booking form.

Payment of balance
The balance is payable 5 weeks before the start of your holiday or when the holiday is booked, if booking within 5 weeks of the start date.
Please note that the house is made up for 10 people. We do allow up to 13 but there is a higher rate which includes a €30 surcharge. We also no not provide linen for the extra people.
The good housekeeping bond of €180 is payable with the balance.

Payment method
We accept payment by Paypal, cheque or bank transfer (details on request). Payment can be in Pounds Sterling or Euro. Please let us know which at time of booking.

Cancellation policy 
Cancellations must be received in writing.

Guests cancelling up to 4 weeks before the start of the holiday will receive a refund of 50% of the balance payment. In case of a split payment, the booking deposit is always non-refundable.

In the event that the cottage becomes unavailable due to circumstances beyond our control (e.g. fire, theft or damage), our liability will be limited to the amount of any payments received, which we will refund in full.

Linen
Bed linen is provided for you during your stay. For holidays of 2 weeks we will if you wish, arrange for a clean set to be delivered halfway through your holiday. Please note we ask that you provide your own towels. If you have a problem with that due to baggage weight then please let us know and we will accommodate you. Cot bedding is not provided

Good housekeeping bond
A good housekeeping bond of €150 is payable with the balance. Please note that this will refunded after the end of your stay, subject to the following conditions: 

 If these conditions are satisfied, we will return your Good Housekeeping Bond in full. We will endeavor to do this within two weeks of your departure.

Pets & Children
Are very welcome. All we ask is that you take full responsibility for them and clean up after them.

Heating
The cost of the gas central heating and electricity is included in the rental price. Details of the controls are listed in the information section.

Complaints
We hope that you have no cause for complaint during your stay, but in the event that there is a problem, you must contact us immediately to give us an opportunity to rectify the problem. If you feel that the problem has not been resolved, you must notify us of your complaint in writing within 7 days of the end of your stay.

Liability
In the absence of negligence on our part, the use of the cottage and its facilities is entirely at your own risk.
